Every March, we get the same phone call. A homeowner in Babylon or Dix Hills turns on their air conditioner for the first warm day of spring, and nothing happens. Or something happens, and it sounds like a coffee can full of bolts.
Nine
times out of ten, the damage was done in November, not March. The unit sat
through five months of Long Island winter exactly as it was left on the last
hot day of summer.
Long
Island is uniquely hard on outdoor condensers. We get freeze-thaw cycles that
crack seals, nor'easters that drive wet snow into the coil fins, and on the
South Shore, salt-laden air that eats aluminum from the inside out. Add a few
weeks of falling leaves and a mouse looking for somewhere warm to spend
December, and an unprotected unit takes real damage.
This
guide walks through exactly how to shut down your AC for winter, step by step.
It takes about 45 minutes. Doing it now prevents the rust, pest damage, and
electrical faults that turn into a $600 AC repair bill in April.

Before you
start: do you have a heat pump?
If your outdoor
unit runs in the winter to heat your home, stop here. Do not shut it down and
do not cover it. A heat pump needs full airflow year-round, and covering it or
cutting power will damage it.
Not sure which
you have? Set your thermostat to heat and go outside. If the outdoor unit fires
up, it is a heat pump. If only the indoor furnace or boiler runs, you have
standard central air and this checklist applies.
Why Winterizing Matters More on Long Island Than Almost Anywhere Else
Manufacturers
build condensers to sit outdoors. That is true. But "built for
outdoors" was engineered against national averages, not against our
specific conditions.
Three
things make Long Island AC winter preparation different:
•
Salt air. From Massapequa to Amityville and along the
North Shore, airborne salt accelerates corrosion on aluminum fins and copper
connections. A coil that would last fifteen years inland can fail in ten here.
•
Freeze-thaw cycling. We rarely stay frozen. We swing
above and below 32°F repeatedly from December through March. Water gets into
small gaps, freezes, expands, and widens them. Repeat forty times a winter.
•
Wet, heavy snow. Nor'easter snow is dense. Drifted
against a condenser, or dropped off a roofline onto the top of one, it bends
fins and stresses the fan motor housing.
Skipping
the shutdown does not usually kill a unit outright. It shortens its life, one
winter at a time, and it produces the spring failures that always seem to
arrive on the first 85-degree day when every HVAC company on the Island is
booked solid.
The Complete AC Winterizing Checklist: 6 Steps
Work
through these in order. You need a garden hose, a soft brush, a screwdriver,
foam pipe insulation, and about 45 minutes on a dry day.
Step 1: Transition Your Thermostat From Cooling to Heating
Start
indoors. This is the easiest step and the one most people do wrong by doing it
too casually.
1.
Switch the system mode from COOL to OFF. Not to HEAT
yet, and not to AUTO.
2.
Leave it in OFF for the transition period. AUTO mode on
a September day can swing from cooling in the afternoon to heating overnight,
which cycles both systems unnecessarily.
3.
Once overnight lows are consistently below 55°F, switch
to HEAT and set your desired temperature.
4.
If you have a smart thermostat, delete or disable your
summer cooling schedule so it cannot trigger the condenser during a warm
October afternoon.
5.
Replace your air filter. You are about to run the
furnace for six months on it.
This
is also the moment to run your heat for fifteen minutes and listen. A burning
smell on first startup is normal dust burnoff. Banging, grinding, or a smell
that persists past twenty minutes is not. Book heating services before the
first cold snap, not during it.

Step 2: Cut Power at the Outdoor Disconnect
This
is the single most important step on the list, and the one most homeowners
skip.
Your
outdoor condenser has its own electrical disconnect box — a small metal box,
usually grey, mounted on the exterior wall within a few feet of the unit.
Inside is either a pull-out block or a lever switch.
6.
Locate the box on the wall beside the condenser.
7.
Open the cover. You will see either a pull-out
cartridge or a toggle.
8.
Pull the block straight out, or flip the switch to OFF.
9.
Close the cover.
Why
this matters: Long Island gets January thaws. A 62-degree day in February is
not unusual. If someone bumps the thermostat to COOL on a day like that, the
condenser tries to start while its oil is cold and thick. That is how
compressors die.
Cutting
the disconnect also stops the crankcase heater from drawing power all winter,
and it eliminates the risk of the unit energizing while you have your hands in
it during Step 3.
If
you cannot find the disconnect box, or if opening it makes you uncomfortable,
leave it. Shutting off the corresponding breaker in your main panel achieves the
same result safely.
Step 3: Clean the Condenser and Rinse Off Salt Residue
With
power off, clear the unit. Debris left against a condenser holds moisture
directly against metal for five months.
10.
Clear a two-foot perimeter. Pull out leaves, grass
clippings, mulch, weeds, and anything stacked against the cabinet.
11.
Lift the top grille if accessible and remove leaves and
twigs that collected inside over the summer. Many units let you unscrew the top
fan panel — lift it straight up, do not yank, the fan motor wires are attached.
12.
Brush the fins gently with a soft brush, working
straight up and down along the fin direction. Never side to side. Bent fins
restrict airflow permanently.
13.
Rinse from the inside out if you can access the
interior, or straight down through the top. Use a normal garden hose. Never a
pressure washer — it will flatten the fins in seconds.
14.
Rinse the entire cabinet thoroughly, especially if you
are south of Montauk Highway or anywhere near open water.
That
last point is the one inland guides leave out. Salt deposits on the coil are
hygroscopic, meaning they pull moisture out of the air and hold it against the
aluminum all winter. A plain freshwater rinse in September removes the summer's
accumulated salt and measurably slows corrosion. It costs you five minutes.
Let
the unit dry completely before moving to the next step. A few hours of sun is
enough.
Step 4: Inspect for Damage, Rust, and Pests
Now
that it is clean, actually look at it. This is your annual condition check, and
what you find determines whether you need a technician before winter.
Look
for:
•
Rust at the base pan and cabinet seams. Surface
discoloration is normal. Flaking, bubbling, or metal you can push a fingernail
through is not.
•
Oily residue on the copper lines or coil. Refrigerant
oil escapes where refrigerant does. An oily patch means an active leak.
•
Cracked or brittle line insulation — the black foam
sleeve on the larger copper pipe. UV and pests destroy it every few years.
•
Nesting material. Shredded insulation, leaves, or
droppings inside the cabinet mean a rodent has been living there. Chewed wiring
is one of the most common and most expensive spring failures we see.
•
Bent or crushed fins, usually from a weed whacker or a
snow shovel.
•
A tilted or settled pad. The unit should sit level. A
pad that has sunk on one side stresses the line set.
Finding
rust and an oil stain on a twelve-year-old unit changes the conversation. That

Step 5: Check and Replace the Refrigerant Line Insulation
A
note of clarification here, because a lot of online guides get this wrong.
Refrigerant
lines do not freeze and burst the way water pipes do. There is no water in
them. Anyone telling you to insulate them to prevent freezing does not
understand the system.
The
insulation matters for a different reason, and it is a real one. That black
foam sleeve on the large copper suction line prevents condensation and heat
gain when the system runs in summer. Long Island weather destroys it: UV makes
it brittle, freeze-thaw cracks it, and mice chew it for nesting material. Once
it splits open, the exposed copper sweats, drips on the line set, and corrodes
at the connection.
What to do:
15.
Inspect the foam sleeve where it runs from the
condenser to the exterior wall.
16.
If it is cracked, crumbling, missing sections, or gone
entirely, replace it.
17.
Buy foam pipe insulation tubes sized to your line
diameter, available at any hardware store for a few dollars.
18.
Slit the tube lengthwise, slip it over the copper, and
seal the seam with UV-rated tape or zip ties.
19.
Only insulate the large line. The small one is the
liquid line and does not need it.
Do
not tape the insulation tight against the point where the line enters the wall.
Leave the entry point sealed with caulk instead. That gap is a common mouse
entry into your basement.
Step 6: Cover the Unit — Correctly
Do
not wrap your condenser in plastic, a tarp, or a fitted vinyl cover that
reaches the ground. It feels protective. It is the opposite.
A
sealed cover traps humidity inside the cabinet. Long Island air is damp, the
unit is sitting on damp ground, and the temperature swings above and below
freezing all winter. You have built a condensation chamber around your own
equipment. The result is accelerated rust on the base pan, corroded electrical
contacts, and a warm, dry, dark cavity that mice find extremely attractive.
The
correct approach — choose one:
•
Top-only cover (best option). Cover only the top third
of the unit, or just the top panel. This blocks falling leaves, icicles
dropping off the roofline, and snow load on the fan, while leaving the sides
completely open to breathe. A piece of plywood weighted with a brick does the
job as well as anything sold in a store.
•
Breathable canvas or mesh cover. If you want a proper
cover, buy one made from breathable woven fabric, not vinyl or plastic. It
should be described as breathable in the product specs, and it should not seal
at the bottom.
•
Nothing at all. This is a legitimate choice. Most
manufacturers do not require a cover, and an uncovered unit in good condition
will survive a Long Island winter fine. Uncovered beats badly covered every
time.
If
snow drifts against the unit during a storm, clear it by hand or with a soft
broom. Do not use a metal shovel and do not chip at ice on the coil.

Common Mistakes to Avoid
Wrapping the unit in plastic or a tarp
Leaving the disconnect on
A
warm February afternoon and a thermostat bumped to COOL is all it takes. Cold
oil in a compressor does not lubricate. This single step prevents one of the
most expensive failures in residential HVAC.
Using a pressure washer on the coil
It
looks efficient. It flattens the fins, which permanently restricts airflow and
raises your cooling bills for the rest of the unit's life. Garden hose pressure
only.
Brushing the fins sideways
Fins
bend easily and do not straighten well. Always brush in the same direction the
fins run, top to bottom.
Covering a heat pump
Worth repeating. If your outdoor unit runs in winter, it must stay uncovered, powered, and clear of snow. Covering it will damage it and can create a safety hazard.
Do This Now, and Spring Will Take Care of Itself
Forty-five
minutes in September is the cheapest HVAC maintenance you will ever do. It is
also the difference between an air conditioner that starts on the first warm
day and one that needs a technician who is already booked three days out.
Work
through the six steps. Cut the power, clear the debris, rinse the salt, check
for rust and rodents, fix the insulation, and cover the top only. That is what
it takes to winterize a central air conditioner properly on Long Island.
If
you found rust, an oil stain, or evidence of rodents during Step 4, do not wait
until spring. Those are the findings that turn into failures, and they are
cheaper to address now.
