What Actually Happens on the First Cold Night

This is the reason annual heating system maintenance is a safety practice, not a performance one. Everything else on the list saves you money. This one is different.

 

The Real Cost of Waiting Until November


The argument for September is not that maintenance is more effective then. It is that the consequences of finding a problem are far cheaper.


Parts lead times


In September, a supply house has inducer motors, control boards, and pressure switches on the shelf. Same-day or next-day.

In the second week of November, after the first cold snap, common parts for common models go out of stock regionally. A control board that takes one day in September can take a week in December. That is a week without heat, or a week on space heaters running up a PSEG bill.


Emergency and after-hours rates


A scheduled September tune-up is booked at a normal daytime rate on a day that suits you.

"Tune-up" means very different things depending on who you call. Here is what a genuine inspection covers, so you can tell whether you are getting one.


The safety checks


These are non-negotiable. A technician who skips them is not doing an inspection.

     Heat exchanger inspection, visually and with a camera where access allows

     Combustion analysis with a calibrated analyzer, measuring CO, oxygen, and stack temperature

     Ambient carbon monoxide test in the living space

     Flue and vent inspection end to end, checking for blockage, disconnection, corrosion, and proper slope

     Gas leak check on all accessible connections

     Gas pressure verification at the manifold, adjusted to the manufacturer's spec

     Safety control testing — limit switch, rollout switch, pressure switch, all tested for actual function, not just continuity

     Verification that your CO detectors work, and a recommendation if you do not have one on every level


The performance checks


     Ignitor resistance measured in ohms and compared to spec, which predicts failure before it happens

     Flame sensor cleaned and microamp signal measured

     Burner cleaning and flame pattern inspection

     Blower wheel cleaned and motor amp draw measured against nameplate rating

     Static pressure measured across the system, which reveals duct and filter restrictions most companies never check

     Temperature rise measured and compared to the data plate range

     Capacitor tested under load

     Condensate drain and trap cleared on high-efficiency units

     Thermostat calibration and staging verified

     Filter replaced


 What a $59 "tune-up" usually skips


There is a version of this service that takes eighteen minutes: change the filter, look at the flame, hand you a coupon for a new system, and leave.

The tell is the equipment. A real inspection requires a combustion analyzer, a manometer, and a multimeter. If a technician arrives with only a screwdriver and a filter, no combustion analysis happened, no gas pressure was verified, and no static pressure was measured. Those three tests are where the actual findings come from.

Natural gas forced air


The most common setup in newer construction and converted homes. Annual service centers on combustion quality, heat exchanger integrity, and airflow. Everything in the checklist above applies directly.


Oil-fired systems


Still widespread across Suffolk, especially in homes built before gas mains reached the street. Oil systems need more service, not less.

     Combustion chamber and flue pipe cleaning, since oil produces far more soot than gas

Two things to verify before you pay for any plan: what specifically is included in each visit, and whether priority scheduling is contractual or just marketing language.

There is also a warranty consideration. Most manufacturers require documented annual maintenance to keep the parts warranty valid. If your system is under warranty and has never been serviced, a denied claim on a $900 control board costs more than a decade of tune-ups.

 

 

Warning Signs You Should Not Wait On


If any of these apply, book now rather than waiting for a convenient time.

     The system did not heat evenly last winter, or some rooms never got warm

     You heard banging, rumbling, or a delayed whoosh on ignition

     The furnace short-cycled, turning on and off every few minutes

     Your gas or oil bill rose without a rate increase or usage change

     The burner flame was yellow or orange rather than blue

     There is soot or black residue around the furnace or flue

     A CO detector alarmed at any point, even once, even briefly

     The system is over fifteen years old and has never been professionally serviced

     You bought the house recently and have no service history for the equipment

Everything involving gas pressure, combustion, the heat exchanger, or the flue requires a licensed technician and calibrated instruments. There is no safe DIY version of a combustion analysis.
